RENTAL AGREEMENT

1. Check in time is 4:00 pm and check out time is 10:00 am. Please make arrangements with the Manager if a different time is needed.

2. This is a no smoking house. Security deposit will be forfeited if there is any evidence of smoking in the house.

3. A minimum “good-care”/reservation deposit of $1500 is required of all reservations, (stays longer than 3 days may require a higher security deposit). This deposit will be refunded to the rental guests within two weeks (15 days) of checkout date provided that:

• No excessive damage is done to the property or its contents, beyond normal wear and tear at the assessment of property owner.

• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.

• All rubbish and recycling is placed in the appropriate containers located in the bins provided in the garage.

• Soiled dishes are placed in the dishwasher and the wash cycle has been started. and recycling is placed in bins provided.

• The unit is left locked; the air conditioner/heat is turned off; the garbage and recycling is placed in bins provided.

• No linens are damaged or destroyed.

• Charges (such as any pay-per-view programs ordered) not listed at the time of departure and discovered later will be assessed an additional $100 nuisance fee in addition to the unpaid charges that will be charged to the guests' credit card or deducted from the deposit.

• No early check-in unless approved by Manager. Late arrival and loss of night(s) due to travel difficulties is not cause for refunds. In case of early check-out due to acts of nature, god or man...owner is not responsible for check-out due to acts of nature, God or man...owner is not responsible for refunding guests. i.e. foul weather, national air traffic grounding et al.

• Any legal action required by the owner as a result of the renter will come out of the security deposit.

4. Cancellation and Refund Policy: CANCELLATIONS ARE ONLY ACCEPTED BY EMAIL.

• All reservation cancellations must be received by email at least 120 days prior to check-in.  Failure to provide this notice will forfeit all payments unless the owner is able to re-rent the same days at the same rate. The refund will be based on the rate and the number of re-rented nights plus there will be an additional $225 cancellation fee assessed. If payment was made by credit card and there has to be a refund, a processing fee of up to 7% may apply. The remainder of any funds will be refunded within 2 weeks (15 days) after the last calendar date of your cancelled reservation. Early departure or late arrival does not warrant any refund of funds.

5. Maximum Occupancy: The maximum occupancy shall be only those individuals listed on the confirmation form. In any event, the overnight legal limit for this house is 5 individuals over 8 years of age, as set by the owner.

6. Noise: This is a residential neighborhood and the owner respects his neighbors. No loud parties that disturb our neighbors will be allowed. No amplified music is allowed outdoors. Please observe Quiet Time between 10:00 pm and 9:00 am. A complaint by the neighbors to the Manager may result in the guests being asked to leave. In such event, no refund will be made.

7. Rate Changes: Rates are subject to change without notice on website.

8. Falsified Reservations: Any reservation obtained under false pretenses will be subject to forfeiture of advanced payment, deposit, or rent money and the party will not be allowed to check-in. This includes having more overnight guests than listed on the reservation form, a reservation made for financial gain by renter, reservations made by minors.

9. It is suggested that you purchase travel insurance to protect your interests in case of any unforeseen event disrupts your travel plans.

10. This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises unless such accidents, injuries or illness arose from the owners’ negligence or willful misconduct. Guests acknowledge that the backyard swimming pool is without a separate security fence and have access and use at their own risk. The homeowners are not responsible for the loss of personal belongings or valuables of the guests.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others who they invite to use the premises.

At the heart of the Biltmore community is the Arizona Biltmore, now a Waldorf-Astoria property, this resort hotel is resplendent with a rich and storied history not the least of which includes the propertys grand opening event in 1929. Drawing guests from across the country, the event was aroused a great deal of excitement and the press anticipated it to be the party of the decade. Ultimately growing to a 3-day long event, the highly exclusive, invitation-only party enticed members of high society ranging from diplomats to entertainers to be the among the first to experience the hotel that would later be referred to as the Jewel of the Desert. Today, the established Biltmore community is home to residents who appreciate the convenience, comfort, culture and cache it still affords. Most Biltmore homes are in gated communities, several with 24-hour guards. All enjoy tree-lined streets and a certain amount of quiet that HOA managed communities provide.

Great Place!


Four of us spent a week over New Year\'s at the Bell House. While the weather was a bit too chilly to sit by the pool, it was still a beautiful backdrop from all the windows of the home. The house was open and airy, and very nicely appointed. It was well stocked with anything you could possibly need. It was a wonderful place to spend a week - great location and an easy walk to the Biltmore Hotel and Biltmore Fashion Park. The owners were responsive and very accommodating.

Great location!! Private and relaxing. Everything needed in the home. The private pool was an oasis after a day out in the sun. Would highly recommend.

Private House in Prestigious, Guard-Gated Golf Course Community, Centrally Located w great Amenities


I stayed at the Bell house for the last week. I can\'t tell you how much I enjoyed staying there, amenities were fantastic, the decor was beautiful and contemporary, with granite countertops, stainless appliances and nice cabinets. The layout was ideal- the master opened up into the dining area which is contiguous with the next room- very open floorplan, with privacy when you wan it. My two dogs had a great time running around the backyard and the pool. The house is well and thoughtfully stocked with spices, condiments, kitchen and cooking utensils, laundry detergent, soap/shampoo/conditioner dispensers. Everything is locked up and we left this morning. Please let me know if you need anything else from me. I look forward to staying there again in the future as it was an ideal location and accommodations, and Jen was great to work with.

Summer at The Bell House


Two couples at the Bell House in Phoenix AZ, during the month of July sounds crazy!! We loved it!! We spent New Years 2015-16 at the Bell House and had to come back this summer. Loved the swimming pool during the heat of the day. Music inside and out. Beach towels are there for you. The house is perfect for two couples to sit back and relax. Phoenix/Scottsdale has soon great nice restaurants, Mission, Lon\'s, and Dominic\'s. Golfing is so much cheaper, make an early tee time. If there is a problem or questions Jennifer is the best to work with. She will help you with anything and everything you need. If it wasn\'t for a big family vacation this New Years, we would be back!! Maybe in the spring!

Location! Location! Location!


Prime, central location. My son lives nearby and he thought the rent was very reasonable for the area. House is exactly as advertised/pictured. Very roomy and clean. Lovely pool area. Jennifer has great customer service and the owner was very accommodating. (The gas tank on the grill was empty, but he replaced it immediately.) I would definitely recommend this house and I would stay there again. No complaints here!

Just a perfect place


We needed a two bedroom place near the Biltmore for 5 days. This place was just perfect. Location: great! We could walk to the nearby mall and several restaurants. We could walk the big loop around Biltmore resort grounds. It was easy to drive to lots of areas. Security: great! Inside a gated community with a guard. The house: great! Big space for a 2 BR. Very nice, large, well stocked kitchen. Two big bedroom suites at opposite ends of house for quiet and privacy---with nice bathrooms. Large living area and separate dining area. Comfortable furnishings and beds. Lovely outdoor pool and patio area with outdoor bed for lounging. Electronics: great! Nice big TVs and good wifi throughout the house. Access: easy! Got an e-mail just before we arrived on how to get in and it worked perfectly. Nice to have a garage to keep the car inside, too. We highly recommend and would certainly stay here again.
