A newly converted outbuilding comprising kitchen/dining/living area, double bedroom and bathroom. Full central heating, Bathroom with overhead shower in the bath. The kitchen/living area is fitted with hob, oven, fridge, microwave, dining table/chairs, TV and DVD player, and sofa with traditional slate flooring and a wooden beamed ceiling. Freezer space is also available.
TERMS AND CONDITIONS:
Children are welcome and a high chair and cot are available on request. We are also able to offer a baby-sitting service by arrangement. Please bring your own bedding for cots and for young children any necessary waterproof under-sheets.
Non-smokers are preferred and smokers are asked to treat the residences as Non-Smoking areas. A charge may be made for laundering of seat covers, curtains and carpet cleaning if this request is not respected.
Well behaved pets may be allowed by pre-arrangement and a small charge may be made in lieu of additional cleaning. Where pets have been allowed please keep them off the beds and furnishings. Please do not leave your pets unattended inside or outside the property and please clear up any fouling caused by your pet. (Pet Charges are up to £20.00 pw per pet.)
Discounts may be available for non-use of all available bedrooms.
Short breaks of 2 – 4 nights are catered for in the low season at various rates as long as no other special discounts apply.
As soon as the owners confirm a booking the hirer is responsible for the total advertised price of the property. A deposit of 30% is due immediately, and the balance is due 8 weeks before commencement of contract.
Arrival and departure times are normally 4:00 pm and 10.00 am respectively.
The person signing the booking form certifies that he/she is authorised to agree the Booking Conditions on behalf of all persons included on the booking form. The signatory must be a member of the party occupying the property and must be 18 years of age or over. Bookings cannot be accepted from parties of young people less than 18 years of age.
The Hirer agrees:
To pay for any breakages, losses or damage to the property before departure.
To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the stay. Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy. The Hirer is responsible for any extraordinary cleaning costs incurred.
To permit the owners reasonable access to the property to carry out any urgent maintenance.
Not to sublet or share the property except with persons nominated when booking. The maximum number of persons allowed at the property is clearly stated and must not be exceeded.
The owners reserve the right to terminate the hire, refuse entry or repossess the property without notice and without refund if it is considered that the occupiers are unsuitable for any reason or in breach of the terms.
The owners do not accept liability for any loos or damage to personal effects, baggage, motor vehicles etc. Cars are parked at the premises at the owners risk,
Use of play equipment, or any other facility is done so at the hirer\'s risk.
Non-availability of Property:
If for any reason beyond the Owners control, the property is not available on the date booked, all rent paid in advance will be refunded in full. The hirer will have no further claims against the owner.
If the hirer wishes to cancel the booking he/she should advise the owners immediately by telephone, followed by a confirmatory letter. Upon receipt of such a letter the owner will (but without any obligation to the Hirer) use their best endeavours to obtain a replacement letting and, if such replacement is obtained, will then refund to the Hirer any monies paid less a handling charge. If the Owner is unable to relet, then the Owner shall be entitled to retain all payments already made and to recover, if not already paid, the balance of the hiring charge.
