Broad Ing Cottage is part of a barn conversion of five properties in a courtyard setting on the fringe of the village of Tirril, which nestles on the edge of the Lake District National Park. The cottage is deceptively spacious and is equipped to a very high standard. All the rooms are on one level and overlook the pleasant rear garden and open fields. Being very private and peaceful it is a perfect location for relaxing.

Large Dining Kitchen: Overlooking the rear garden and Bistro garden. With a range of fully fitted units, built-in dishwasher, fridge, electric oven, hob, microwave oven, TV and music system.
Double Bedroom One: Overlooking the Bistro garden. With a range of fully fitted wardrobes, TV & CD Radio
Double Bedroom Two: Overlooking the rear garden. With built in double fitted wardrobes, TV & CD Radio.
Twin Bedroom Three: Overlooking the courtyard. With fitted wardrobes, TV & CD radio.
House Bathroom: With a separate large shower cubicle, bath, WC, shaver point.
Shower Room: With single shower cubicle, WC.
Utility Room: With washer/dryer, fridge/freezer, oil fueled central heating boiler, storage cupboards, drying area.
Cottage Garden Area: The rear garden is fully paved and has container plants and a pleasant flower border and overlooks open fields and the fells beyond. It catches the sun from early morning to late afternoon and is perfect for al-fresco dining as it is very private. The Bistro garden is delightful and is accessed via the kitchen/diner. It is to the side of the property and is completely enclosed, ideal for breakfast or a quiet drink. There is a selection of garden furniture to assist your relaxation and help you to enjoy the peaceful location.
The Booking: The signing of the booking form constitutes acceptance of these terms by the client. The booking conditions will apply if for some reason the booking has not been completed eg. a late booking by telephone. Following the receipt of the booking form and appropriate payment, confirmation of reservation will be sent.
Deposit/Payment Procedure: A non refundable deposit of 25% is payable upon booking. The balance of the total holiday cost is payable six weeks prior to the start of your holiday. Bookings within six weeks of arrival require full payment.
Cancellation: If the client does not pay the balance fee at the prescribed time, we reserve the right to cancel the booking. In this event the deposit will be forfeited. If the client cancels after the booking is confirmed (notification of which must be given in writing) the full amount of rent is payable, unless the property can be re-let. If we are able to re-let your accommodation (and we shall make every effort to do so) all monies paid will be refunded, less the deposit.
Changes or Cancellation by Owner: Whenever possible all changes will be advised to you without delay. Should circumstances beyond our control require us to cancel a booking, we will, where possible, make alternative arrangements. Should these prove unacceptable and once instructions have been received in writing from you, you will receive a refund of all monies paid.

Complaints: We will always do our best to ensure that the cottage is clean and tidy upon arrival of guests, it is essential however that any defect or shortage is reported to us immediately, in order that the problem can be solved as quickly as possible. Should any problems arise while you are here, we would appreciate being advised by you immediately. We ask our guests to leave the accommodation in a clean and tidy condition, and to pay for or replace any loss or damage incurred during their stay.
Arrivals: Broad Ing Cottage is available from 3.30pm on the day of arrival and must be vacated by 10.30am on the day of departure.
