Hello and welcome! I am Shelton Snow, and my wife and I are so honored to share our villa with you.
For us, this space is more than just a property; it's a passion project. We poured our hearts into creating a true sanctuarya place where you can press 'pause' on the busyness of life and truly reconnect. Whether that's reconnecting with nature, with your loved ones, or simply with yourself, we wanted to build a haven for it.
We believe that travel has the power to refresh our spirits. Our greatest hope is that this home becomes a backdrop for your happiest memories: the slow morning coffees, the shared laughter over a meal, the quiet evenings watching the sunset, and the deep, restful sleep youve been needing.
We fell in love with the Pocono Mountains for its stunning hiking trails and beautiful mountainous terrain, and weve left a list of our personal favorites just for you.
Thank you for choosing Villa Fodera. We hope you feel the love and peace we've infused into every corner. Make yourselves at home!
Why they chose this property
Why Bushkill? Because it's where the rest of the world seems to melt away.
In our busy lives, we were searching for a place that felt quiet, grounded, and truly restorative. The first time we stood here, surrounded by the stillness of the forest and the sound of the wind in the trees, we knew we were home.
This is our sanctuary. Its a place of profound serenity, where you can see wildlife from your window and stars you forgot existed.
But the peace here isn't isolatingit's inspiring. Its the starting point for exploration. We are just moments from the majestic beauty of Bushkill Falls, the world-class fishing on Bushkill Creek, and the endless hiking trails of the Delaware Water Gap National Recreation Area. And for a different kind of thrill, the ski slopes of Shawnee and Camelback are right there.
We chose Bushkill because it restores our spirits, and we are so honored to share that feeling of peace and wonder with you.
What makes this property unique
What makes Villa Fodera unique?
Two words: Your experience.
Our uniqueness isn't just a list of features; it's the feeling you get when you're here.
Its that 'wow' moment that takes your breath away when you first walk through the door.
Its the quiet, still moments of laughter and connection youll share with family and friends.
Its the 6,000 square feet of pure luxury, where weve obsessed over every detail and left no stone unturned. We wanted to create a world of its own, so we thoughtfully stocked the villa with everything for adventure and serenityfrom thrilling ATVs for the trails to the quiet bliss of a saltwater hot tub and a private sauna.

Fall Wedding

Getting married in the Pocono Mountains during the fall months are essentially the "Gold Standard" for East Coast weddings. It is the most requested season of the year for a reason—it transforms a standard wedding into a high-sensory, immersive experience.

The natural peak foliage backdrops, the ideal sweater weather, insects that plague the summer months are non-existent in the fall, and the cozy vibe are the primary factors that make fall in the Pocono Mountains (Bushkill) the regional dominate wedding and reception destination in the TRI State. The area is not only rated #1 in NY, PA, and NJ, but multiple sources rate the Pocono Mountains – during the fall – within the top 5 preferred destinations to have your wedding and host a wedding reception in the country. It is also widely considered as the Honeymoon Capital of the World.

September and October has surpassed June and July as the most popular wedding month in the Poconos. This means that while it is the "best" time to get married, it is also the most expensive time to rent tables, chairs, and venues. Nationally, the Poconos ranks high for "Guest Satisfaction" in the fall because the region is a tourism machine. Guests will have access to fall festivals, pumpkin patches, hiking and ATV trails, and breweries, making the wedding feel like a full vacation.

Summer Wedding

The significance of a summer wedding in the Pocono Mountains lies largely in the region’s ability to capture a "summer camp nostalgia" that feels both timeless and celebratory. During these peak summer months, the landscape reaches its most vibrant state, with July offering a lush, deep green canopy and the dramatic blooming of wild Rhododendrons. As the season transitions into August, the aesthetic shifts toward a golden meadow vibe, where Queen Anne’s Lace and Black-eyed Susans provide a rustic, natural backdrop for outdoor ceremonies. The long daylight hours—with the sun often setting as late as 8:30 PM—provide ample time for photography and allow couples to host late-afternoon ceremonies that avoid the midday heat.

Beyond the scenery, mid-summer in the Poconos offers unique atmospheric experiences that are difficult to find elsewhere. July is famous for its peak firefly activity, which creates a natural "fairy light" effect in the woods as evening falls, while August is defined by its spectacular night skies. In 2026 specifically, the Perseid meteor shower peaks in mid-August during a new moon, offering an extraordinary stargazing opportunity for guests at mountain-top venues. This period also transforms a single wedding day into a true destination weekend; because the region is a summer vacation hub, guests can take advantage of lakeside activities at Lake Wallenpaupack or hiking at Bushkill Falls, making the event feel like a collective getaway.

From a practical standpoint, choosing the summer months requires a balance of luxury and preparation. While these are the warmest months, the high elevation of the Poconos typically ensures that temperatures drop significantly after sunset, providing a refreshing "mountain air" relief that is much cooler than the nearby urban centers of Philadelphia or New York. This climate allows for the classic Poconos tradition of the "evening bonfire" to remain a viable and cozy post-reception activity even in the height of summer. However, because this is the busiest time of year for the region, the significance of these months also extends to planning logistics, as venues and local accommodations often reach capacity nearly two years in advance to accommodate both wedding parties and seasonal tourists.

Spring Wedding

The significance of a spring wedding in the Pocono Mountains lies in capturing the quiet enchantment of early spring—a rare, intimate window when the region transforms from a cozy alpine sanctuary into a landscape of quiet renewal. During these transitional months, the mountains possess a serene, undisturbed beauty, with March offering crisp, snow-dusted ridges and dramatic mountain vistas through clear woodland canopies. As the season evolves into April and May, the aesthetic shifts toward early spring revival, where rushing mountain streams, emerging greenery, and delicate spring wildflowers like Bloodroot and Trout Lily create a fresh, romantic backdrop for intimate outdoor portraits and peaceful mountain ceremonies.

Beyond the scenery, early spring in the Pocono Mountains offers an inviting, heart-centered atmospheric experience that feels deeply personal and romantic. March brings long, clear mountain twilight and cool evening air, making the glow of indoor stone fireplaces, candlelit receptions, and grand grand-foyer gatherings the natural heart of the celebration. By late April to early May, lengthening days and milder daytime temperatures allow couples to enjoy the crisp outdoor air during afternoon toasts before transitioning indoors to warm, fireside receptions as dusk set in. This period naturally transforms a wedding into a true multi-day retreat; with the rush of peak tourist seasons at bay, the estate serves as an exclusive, private sanctuary where family and friends can gather, unwind, and celebrate under one roof without distraction.

From a practical standpoint, choosing March, April, or May offers couples an extraordinary balance of high-end luxury and elevated value. Positioned squarely in the region’s shoulder season, these months allow couples to experience a grand, multi-acre luxury estate and prime weekend dates without the two-year wait times or prime season surcharges typical of summer and fall. The climate provides the perfect excuse for luxurious cozy traditions—from fireside rehearsal dinners and warm signature cocktails to evening bonfires under clear, unpolluted night skies. Additionally, because regional demand is more relaxed, couples gain unprecedented access to top-tier local vendors, caterers, and photographers, ensuring a highly tailored, stress-free destination experience just a short drive from Philadelphia and New York.

Most Popular Location

Bushkill PA lies within two of the top four most popular places to visit in the Pocono Mountains. Milford is 25 minutes north of Bushkill and East Stroudsburg is located 20 minutes south. Stretched north and south from Milford to East Stroudsburg, we’ve found 4 venues that are known to offer wedding and reception services during October. All venues restrict the wedding parties to a strict time limit, with costs ranging from $30,000 to $55,000.

Villa Fodera

Villa Fodera is considered a Luxury Vacation Rental Mansion & mini Resort. While it shares the "luxury" aspect of the historic lodges and other venues, it differs significantly in that it is a single, massive private residence rather than a multi-room hotel or commercial resort. It’s located in Bushkill, it is often marketed as a high-end "smart home" mansion designed for large group gatherings, corporate retreats, and private celebrations. It is a 6,000-square-foot sanctuary that offers complete privacy, as opposed to a lodge where you would share common spaces with other hotel guests. Widely considered as one of the most technologically advanced mansions in the region, it features whole-home automation (Alexa in every room), voice-controlled lighting, and a massive 8-stage water filtration system. A unique feature of this property is its direct trail access and private fleet of ATVs provided for guest use, along with mountain bikes and a dedicated game lounge. While primarily a vacation home, it is often used as an intimate event venue for small weddings or birthday parties due to its scenic backdrop and extensive amenities like a heated saltwater pool, sauna, and hot tub. For up to a group of 200 guests, Villa Fodera easily serves as the primary residence and "hub" for weddings and wedding receptions. To date, there are no other Air BnBs within the entire Pocono Mountains that offer the number of amenities on its huge 7-acre property.

Why Villa Fodera?

Villa Fodera comes in as the most cost-effective wedding and wedding reception venue in the region. While other venues charge up to $55,000 for 5 to 6 hours of use, Villa Fodera only charges up to $25,000 for up to 5 days of use (amenities, ATVs excursions, and maid services on select days included).

Guest Reviews

All was Great!

All was Great! Shelton goes out of his way for his guests to be happy! We truly enjoyed our stay!

Highly recommend

Shelton is the host with the most! We got lost driving in so I called him and he answered right away and stayed on the phone until we got back on track. He checked in with us frequently and his response time was great. Minor things at the house- like more hooks in the bathrooms for towels to dry, and something other than just a closet for clothes- would be nice but are not a big deal. Villa Fodera was the perfect retreat for 10 of us celebrating my mom’s milestone birthday. The couches are insanely comfortable. The game room is so fun. The pool and hot tub are absolutely wonderful. Shelton stopped by the house with a bag of kitchen towels for us because we had run low, and this was greatly appreciated. He also left us condiments, a 10 lb. box of cookies for my dog, and wine. The fire pit and outside table were also great. 10/10. Highly recommend.

Great Host!

Shelton was a great host, very responsive and helpful before and during our stay. The house and outdoor spaces were clean and well kept. Many amenities were included for the comfort of guests, and we appreciated the attention to detail. The pool and gameroom were definitely highlights! Bushkill Falls was a short drive away. Altogether would recommend staying at this beautiful property!

Villa Fodera was the perfect place

Villa Fodera was the perfect place to spend the Fourth of July! The house had everything we could have possibly needed and more. It was exceptionally clean, beautifully organized, and truly felt like a home away from home. Shelton was an amazing host—always responsive, helpful, and communicative throughout our stay. A special thank you to the team who prepared the house and made sure every amenity was ready for us upon arrival. We had an incredible weekend and made memories we’ll never forget. We will definitely be back!

Fantastic stay for a large group!

Fantastic stay for a large group! We had 14 people across 4 families, and the house handled everyone comfortably without ever feeling crowded. Located in a beautiful, private area of the Poconos, it offers the perfect balance of seclusion and luxury. The house is incredibly clean and packed with very modern amenities—every high-tech gadget and device you could possibly think of is available. The pool, sauna, and patio area were absolutely outstanding, and the ATVs were a total blast. We can’t speak highly enough about this place and would love to come back! Shelton checked in on every phase of the stay and made some fantastic recommendations. Our stay could not have been better. We highly recommend. Bill R.

Great experience!!

We had an amazing stay! The house was excellent, extremely well equipped, and offered all the amenities exactly as described. Everything was in perfect condition, clean, comfortable, and thoughtfully prepared, making our stay truly enjoyable. The service and support were absolutely impeccable. Communication was fast, clear, and always very professional and kind. We felt very well taken care of from start to finish. It was a fantastic experience overall, and we would absolutely recommend this property. We would be more than happy to stay here again!

Great Views!!

I would definitely book with Shelton (host) again, he was very responsive to any questions or issue we had, he went out of his way to resolve any issues we had, the house with great, lots of space, my family love the game room lots of fun and laughter. We weren’t able to use the pool because we visited in November but we will definitely be booked again.

Wonderful experience

We looked hard to find the perfect place to celebrate our 45 wedding anniversary. And Mr Shelton’s home was just that. With all the amenities this home has to offer we couldn’t have been more comfortable and entertained. The hosts ( Mr Shelton )was very kind and helpful. Plenty to do at the house and in the Poconos. Oh, and the deer actually hang out,and bed down in the yard so you can look right out the window and see them often. We highly recommend this property and host. A+
