**Cancellation Policy** 
Life happens. We get that. Reservations are fully refundable 72 hours prior to check-in. Reservations canceled 72 hours prior to check-in will be credited towards a future stay of equal or lesser value. To cancel a reservation, please call or text us at 813-414-3497. Cancellations received after 3pm the day prior to check-in will not be refunded or credited, and will be charged in full.
 
**Terms & Conditions** 
Every property has its own policies, and you must include your property’s terms under this section. The following terms apply:
 
- **Payment and Taxes** 
Payment is due at check-in/check-out as specified during booking. Applicable taxes will be added.
 
- **Blackout Dates** 
Hunnewell’s Cottages reserves the right to set any & all applicable rates to any and all designated blackout dates , at our sole at our discretion. These typically include predominantly March 10th through March 20th each calendar year -due to the 12 Hours of Sebring races, among other similar events during which rates are $250 - $300  per night with a minimum stay nights which can and will be set at our sole discretion.. We can & will apply blackout rates on any set blackout dates . whether by electronic error , 3rd party error and or ANY other electronic glitches & errors etc.
 
- **Traveling with Minors or Accessibility/Special Needs** 
Please inform us in advance of any special requirements.
 
- **Parking** 
Parking is available; details provided upon booking.
 
- **Hotel Events** 
Special events may affect availability; please check with us.
 
- **Dispute Resolution/Issues** 
Contact us directly at 813-414-3497 for any issues.
 
- **Use of Personal Information** 
Your information is used solely for booking purposes and will not be shared.
 
- **Liability** 
Hunnewell’s Cottages is not liable for unforeseen circumstances.
 
- **Force Majeure** 
We are not responsible for delays due to events beyond our control.
 
- **Third Party Rights** 
No third-party rights are created by these terms.
 
- **Waiver** 
Failure to enforce any term does not waive our rights.
 
- **Severance** 
If any term is invalid, the remaining terms remain in effect.
 
- **Cleaning Fee** 
A $150 cleaning fee will be applied at Hunnewell’s Cottages’ discretion for any inside unit smoking or excessive messes.
 
- **Behavior Policy** 
There will be no loud or obnoxious music or disturbances, as determined at our discretion. We enforce a zero-tolerance policy for any drug use or consumption on the premises.
 
**Arrival & Departure** 
Check-in and check-out times will be provided upon booking.

The cottage was conveniently located and clean. Sitting on the deck overlooking the lake was an added bonus.

Wow!


Wow! We only stayed here one night to go diving the next morning at Lake Denton, but it was great! While the rest of the group drive at 5:00 AM to arrive at Lake Denton by 7:30 AM, we arrived at Dan's cottages at 8:30 PM, had a very pleasant interaction with Dan, made our way to a quiet and peaceful cottage by the lake. There is a beautiful Tiki hut on the lake and we got to see a baby alligator. Dan has a fun game building with a communal kitchen. We played real darts (yes, with metal tips and a real board!!!), billiards (pool), and then walked over to the lake to sit by the fire we started in a fire pit. We went to bed by midnight and work up relaxed and rested for a full day of scuba diving. Everything was very clean and neat in the cottage and the a/c was wonderfully cold. The only negatives were (1) we booked a room with two queen beds but got two full beds instead and (2) the cottage walls had a LOT of previously repaired holes and damage that needed painting. Overall, loved it

Fantastic place


Fantastic place, great rooms, clean and beautifully decorated. Relaxing atmosphere and a dock to sit at and watch the sunrise and sunset.

Amazing little place to get away and relax! Also a great little john boat to use was a plus! Will definitely return!
