Description

This Victorian mansion operates as a Bed & Breakfast and a Vacation Home for large groups. The Main Mansion can be booked for a minimum of 2 nights with 8 bedrooms/8.5 bathrooms for a max. of 24 guests. All meals can be provided or you can choose the option of using the kitchen to prepare your own meals. Extra features include flannel sheets, fire ring, BBQ grills, soaking tubs, generator, large BBQ patio, private swimming pool and 15 car parking lot.
 
The space
The swimming pool, gazebo, and fire ring are available for use from Memorial Day through Labor Day weekends. A maximum of 15 cars can be parked at this site. Additional free parking space can be arranged only a couple blocks away. Recreation parks and lake access are only a few blocks away.
 
First floor common areas, 2 King guest rooms, back patio and front porch are all accessible via ramps. The house features:
* 2 King Suites with large soaking tubs
* 3 King Suites with additional beds (twin beds, sleeper sofa, rollaway options)
* 4 Queen Rooms with single roll away bed option
All bedrooms have a full bathroom. A half bath and extra sofa bed are located on the main floor.
 
Guest access
The entire property is accessible to guests with the exception of the attached innkeeper quarters, garage, basement and laundry room.
 
Other things to note
MEAL OPTIONS:
(1) A wide range of meal options can be arranged at the time of booking for a per person price which includes tax and tip. Breakfast $15 per person, Lunch $20per person, Dinner $25-35 per person depending on menu choice. Fixed menu choices are available by email upon request to the Inn Keeper.
 
(2) You can use the well equipped kitchen for all your self prepared meals.
 
(3) A combination of option (1) & (2) above can be planned ahead upon request. We are staffed to cater in house or prepare home cooked meals for up to 36 guests (May - Oct) 24 guests (Nov - Apr).

Aside from running the Sutton Hous enjoy nature by kayaking, swimming, and skating on Lake Winnipesaukee. Hiking, trying new restaurants, and learning about historic buildings and local history are also some of my fun pursuits. I hope to do more quilting and community volunteering down the road.
As your host I look forward to meeting you and sharing what I know about the area to help make your visit a pleasurable experience.

Great Location!!


Thais, Lynn and the rest of the staff were a most hospitable, peaceful and cheerful inn crew. Our large family rented the entire inn, so we could celebrate our son’s wedding in Wolfborro. We were made to feel comfortable, even with lots of children, during our stay in this lovely historic inn. Our accommodations made for a memorable family time, by having the whole inn to ourselves, including the contemporary kitchen, sunroom and grounds. We own a 110 year old home in Maine, so we appreciated the ‘Open Door’ to our large family. Our family came to the inn from far and wide, and, abroad. Staying in hotels would not have provided us with the same ‘down home’ experience we had at the inn. The Sutton Inn owner and staff possess a unique gift of expressing caring hospitality through patience, kindness and flexibility. We hope to return to The Sutton Inn to experience it as a Bed and Breakfast. I know we will not be disappointed!

Very nice house. Super clean, well taken care of. Comfortable. We rented the whole house for our group of 23. Had a great weekend.

Beautiful Property!!


If you love B&B\'s and are traveling to New Hampshire the only place to stay is The Sutton House. A beautiful Victorian, lovingly restored, offers inviting rooms with en suite baths (yes, every room), beds to die for and a host that is attentive but not intrusive. We brought our family of 15 there for Christmas holidays and it was magical. For every question we had, every \"thing\" we needed... Thais either had it, got it... or helped us find it. Before arrival Lynn helped me plan meals (best French toast ever) and Thais helped me arrange rooms with extra beds where needed. I just don\'t have the words to explain just how perfect they made our stay.

Great View


There was plenty of space for our group. It was great that every room has a private bathroom. The house is well equipped for an enjoyable stay. We were close to lots of activities. We were very comfortable and had a great time.

Great place! We had 24 people in our group and we all slept comfortably. It was fun to all be in the same house yet have our own space.
