Welcome to our charming Carriage House in the heart of the New Smyrna Beach historic district and a three-minute walk to scenic downtown Canal Street for shopping, art galleries, antiques, bars and restaurants. You'll feel like you're staying in an elegant B & B -- only with more privacy! ALSO AVAILABLE for rent on our property next door is THE COASTAL CABANA, a quaint and well appointed one bedroom bungalow that sleeps two (one couple). Renting both The Carriage House + The Coastal Cabana would be ideal for three couples, a large family or group of friends. 
 
THE CARRIAGE HOUSE is situated on a long lot with mature oak trees and tucked away for quiet & private enjoyment. Large parking pad and long driveway provide rare premium parking for boat or RV. Includes the use of private swimming pool, heated outdoor shower, gas grill, free wireless Internet, cable television and a private backyard area with fire pit. Central air/heat and ceiling fans throughout. Just a few short steps to the RIVER for fishing or kayaking and a continuous sidewalk to Flagler Avenue and BEACH (bicycle 10 minutes or drive 4 minutes) and nearby bicycle rental, boat rental and public boat ramp (2 minutes). There are two nearby public golf courses (5 minute drive): New Smyrna Beach Municipal Golf Course and Hidden Lakes Golf Course. Gorgeous hardwood floors and open floor plan with 12 ft. cathedral ceilings. French doors open up to a second bedroom / office with a queen sleeper sofa and large desk & desk chair. The Sun Room overlooks the lovely tropical grounds, ancient oak trees, barbecue barn & pool with a bar counter / bar stools and eat-in dining area. 
 
We provide all of the standard creature comforts: flat screen cable TV, small and large appliances, dishwasher, books, cards, board games, dishes, glassware, pots, pans, cutlery, Tupperware, utensils, basic toiletries, hair dryer, iron, ironing board, vacuum cleaner, full length mirror, bath towels & washcloths, beach towels & beach chairs. There is a spacious storage room with washer and dryer.
 
The Carriage House is one level, however access does require walking up one flight of stairs. Please contact us about bringing a dog; prior approval is necessary and there is an additional fee. 
 
We suggest an easy, fun day by packing a picnic lunch, surf boards, boogie boards, fishing poles and other gear in the car and drive right onto our smooth-surfaced beach from the nearby Flagler Avenue beach entrance. The beach has a gentle incline into the water, making it easy to wade, swim or ride the waves. 
 
We will make every effort to create a get-away experience that is charming and memorable.

Deb & Tom Exum are both Florida natives and have a keen understanding of local history and places of interest in central Florida.
Deb is an accomplished musician and vocalist and writes jingles for radio and television. She enjoys writing all styles of music and will perform for guests upon request. Deb also has a corporate background serving as a former VP of Marketing & Sales in Higher Education. She enjoys interior decorating, bicycling, walking, gardening and cooking.
Dr. Tom Exum is a retired chiropractor and a former President of the Florida Chiropractic Association. Tom is now a full-time realtor with EXIT Realty in NSB. As a lifelong resident, Tom is passionate and knowledgeable about our wonderful beach town. Tom was a former college and pro baseball player. After a baseball injury, it was a chiropractor that got Tom back onto the field. That experience led Tom to Palmer Chiropractic College and ultimately his career as a chiropractor. Tom is an incredible cook, a nutritionist, and enjoys creating healthy new meals on the barbecue grill and in the kitchen.

GREAT WINTER!


we stayed jan-feb-march and had a perfect time. this is a very comfortable apartment in a perfect location,close to everything. the beach is minutes away as is flagler ave,canal street and all the fun and lovely stores and restaurants. it is very private with plenty of parking. tom and deb are super hosts and you have total use of the BBQ area swimming pool and all the lovely grounds. in our opinion it is one of the best deals in new smyrna and we loved living there for the winter! a wonderful stay in every way!

Charming property...


We arrived a couple of days after Hurricane Matthew went through the area and the damage to all the beautiful old trees was heartbreaking to see. We had to wait for power to be restored for a day or so before we could move into the Carriage House but it was worth the wait. It\'s a lovely older property with lots of character and Tom and Deb Exum were gracious hosts. We would certainly stay there again.

The Carriage House is both quaint and spacious. The location could not be more perfect. It is nestled in a lovely neighborhood and you have the best of both worlds. Within walking distance is Canal Street with its shops and wonderful restaurants. Not even 10 minutes away is the beach. Deb and Tom are gracious hosts. We highly recommend staying at the Carriage House!

Charming Carriage House


We enjoyed the carriage house. It was the perfect size for my husband and I and our 2 young children (ages 10 and 4). It was charming and on a lovely quiet street. Our kids rode their bikes down the street and throughout the neighborhood. We enjoyed the pool everyday! The yard is beautifully landscaped. My son loved catching small lizards. My husband fished from the river and the river was a very short walk away. The beach is very close- just a short drive away. There was a Publix near by to stock up on groceries. The kitchen was equipped with everything we needed. The town itself is so cute. Deb and Tom were so nice and wonderful to talk with! We usually have stayed on the beach in the past, but I am so grateful we found this place and look forward to our trip here next year! The carriage house was truly a relaxing place to stay!
