The advertised rate is for all levels however if you have smaller groups we can allow other levels at lower rates send a message to get your best rate we have various discounts.
This property is very unique as it was designed to allow use of the lower level that sleeps 12-14 guests, that includes its own kitchen, living room dining room, full bath, tikki bar game room with mirror ball light show, fooze ball, x box 360 and on the lake level another outside tikki bar, picnic tables 8 burner gas grill and (soon a swim spa). The rate for winter Oct-April is for small group off peak season is set up for the lower level. You can add the upper 3 levels to sleep additional group size over 14 guests also. We offer a per person rate with a min of additional 14 min paid up to 36 extra or just book the max and get the max discounted rate. Rates for this vary pending type of group and occasion but start at $30-$40 per person per night. The prep clean fee is not included and due upon arrival of $12 per bed requested or used.
We can make arrangements for smaller groups and smaller rates pending the time of the year or dates. We have great experience packages with Yachts, limousine, beverage tours and party bus or transportation services to and from our rentals.
Rates vary on group size and will vary with larger groups and depending types of groups.
We have based rates in off season for smaller groups 20 or less in 1st quarter.
We can lock off the upper and lower areas from each other and give small group rates preferable in off peak season only as summer rents out very easily.

We have each bedroom 8 total set up to sleep 2, 4, 6, 8, 12 they are labeled in the pictures and above each room so you can plan your family fun event and coordinate your arrangements before arrival to suite you best. This location will sleep 50 doubles or 25 singles and does not include a futon we have on the lake level your welcome to use.
We even have a baby crib in a room with monitor to most levels of the house.
We have just updated flooring on lake level and 3rd level to the waterproof laminate and it looks sweet, we are adding on a huge swim spa (call it a heated pool!) that will seat 10-15 people so this will have 2 hot tubs expected to be installed December 20-31st

The 4 story is a beautifully set on a lakeside waterfront lake access for all sports fishing and family or friend gathering of larger groups or smaller groups. This not a cottage but a Home, with brilliant blue metal roof this massive but elegant structure is jaw dropping. You will be able to look out over all the cottages from the 4th floor deck, as you sun bath as you wish!
The 4 story 8 bedroom has 22-25 beds with many full over full bunk beds has 2 heat/ac systems that keep you comfortable on any one of the four levels. You are set up with cable and adding direct tv with 3 -50 inch plasma wall of televisions with streaming wifi to give you steaming video along with a 50 inch plasma for x box connect gaming (hands free for the kids) this system unlike no other TV, VCR, DVD player, and stereo. You will love the tikibar game room with mirror ball and light show and ping pong in the main living room on the extra large table!
