800 farmhouse lovingly restored maintaining the original details. Located in the Lucchese countryside, near the manor house but completely independent, is surrounded by a large garden shaded by olive trees, olive trees, vineyards and orchards, soccer field, table tennis and indoor parking. 
 
The kitchen and living room open onto a large porch where you can enjoy the garden and swimming pool with gazebo, controlling the activities of children.

First floor: two double bedrooms, two twin bedrooms, open loft on the living room with two single beds, three bathrooms with shower, closet.
 
THE VILLA 'ACCESSIBLE WHEELCHAIR
 
The entire ground floor is perfectly fit for use, namely: the entire living area and a bedroom for two people with adjacent bathroom and the door to the garden.
 
The patio, pool and park are all viable without gradients or stairs.

Loved this property


The Villa was awesome. We loved the house, pool, grounds and dealing with Lorenzo. It was perfect including swings and slide for the grandkids. Would highly recommend

Lovely stay


The villa and the garden were marvellous. Due to the extreme heath (for Norwegian people) we loved the shadows under the big trees and the air-conditioning in the bedrooms. The large swimming pool was frequently used, and our grandchildren loved it. The location was great for day trips in Tuscany. We all loved our stay in Villa Niccolai. Astrid and Per

A beautiful and relaxing stay


We had 12 adults and 2 babies stay at Villa Niccolai to celebrate my Mother’s 60th birthday. From start to finish we did not need to worry about a thing. Even during unseasonably hot weather, the air conditioning in the bedrooms kept us cool and Lorenzo was only a message away if we needed him. He advised of local recommendations and brought us all grappa after dinner on our first night. We even forgot to purchase rosemary for a recipe we were cooking for dinner and he showed us where it was in the property to pick fresh. The pool was a welcome oasis. The temperature always felt much cooler there and we spent most of our time swimming. The landscaping on the property was lush and meticulously cared for by the gardener each day. We also enjoyed two meals cooked by Graziella from Chef in Tuscany which was recommended by Lorenzo and his sister Silvia. In advance of our trip every question was promptly answered and we felt very comfortable that we were in good hands. My parents are not big travelers and were a bit nervous renting a villa so far from home, but Villa Niccolai could not have been more perfect. The villa is nearby to Lucca, Forte dei Marmi and Florence - all day trips we enjoyed. The local train in Altopascio provided stress free travel into Florence. We hope to return one day!

Charming villa in Tuscan countryside


Beautiful villa for our family. Lorenzo was very attentive and helpful. We would return eagerly to the park-like yard and spacious home. Recommend this to all. A very special place.

Gorgeous Tuscan villa


The villa is in a spectacular setting and the villa itself is everything you could hope for. My wife and I went with three other couples, and we loved the location, the quiet solitude, and the villa itself. We used the villa as home base and drove to several locations throughout Tuscany, and even up to the Lamborghini Museum in Sant\'Agata. There are beautiful hill towns within easy driving distance. Lucca is very close and Florence is easy to get to, as well. We highly recommend Villa Niccolai.
