First 50% of Total Cost (non-refundable) is Due with 2 Copies of signed Lease to Reserve your Lease Term. BUT 100% of Total Cost (non-refundable) is Due to Reserve: (1) if it is now after April 10th, and you are renting in July or August OR (2) in any event, if your arrival date is less than 6 weeks from now.
If 100% of Total Cost was not already paid per above, then last 50% of Total Cost (non-refundable) must be received not later than May 1st for any other summer rentals.
Cleaning & Damage deposit ($1,100) must be received not later than two weeks prior to your arrival date [in the form of a certified bank check if less than 2 weeks before arrival]. The Cleaning and Security Deposit will be returned to you, less any deductions, within approximately 3 weeks of your departure.
One adult from each family must sign rental agreement. In addition, we will need an ID photocopy from all signatories.
Cleanliness. Upon arrival you should find the house clean with all appliances + BBQ in good working order. Please report any problems immediately toll free at (800) 995-0770 . Although we have a cleaning service come in after each tenant's departure it is expected that when you depart the house is left tidy. In any event, if the house is left with more than a the average cleanup required, or if the arriving guests cannot move in on time as a result of the necessity of an extraordinary cleaning job, appropriate amounts will be deducted from the Cleaning and Damage Deposit. Please note that it is essential that you depart at the time specified in your lease (10 a.m. in season), so that the cleaning service can ensure the house is in proper condition for the next guests' arrival (in season scheduled for 3 p.m.)
CLEANING FEE OF $130 APPLIES TO EVERY RENTAL. This is necessary to clean what departing tenants have missed and to sanitize kitchen & bathrooms.
Maximum TEN (10) Persons at Any Time in the home - This includes any children. This also includes your guests. Additional persons (of any age) require our advance written approval (typically in the lease).
Arrivals 3 p.m., Departures 10 a.m. (for in-season -- off-season may vary, please ask). 10:30 departure allowed to finish cleaning details.
NO SMOKING at all inside the house.
NO PETS/ANIMALS at all in the house or on the property.
Linens provided - please bring beach towels. All linens must be washed & folded prior to your departure, they are offered for your convenience and they are not part of cleaning staff duties.
Vehicles - No more than FOUR (4) allowed on the property at any time. No campers or RVs allowed. This rule includes guests. One boat trailer is acceptable.
Special gatherings - no family reunions, weddings, receptions, conferences, etc. on the property without express prior written approval.
