****We offer Daycation for a 10am check in and 6pm check out the same day....just book the nightly rate and check in at 10am ...please let us know this ahead of time so we can check availability***
 
Hot Tub & Pool Heating
- The hot tub is included in your nightly rate.
- Pool heat is not included.
- Add it for $44 per night or $440 per month (based on the length of your stay).
- Pool heat must be booked for the full duration of your stay.

Cooking & Grilling Options
- We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home.
- Fully equipped kitchen includes an air fryer and XL smokeless indoor electric grill (check YouTube for recipe inspiration!)
- Charcoal grill is provided complimentary
- Propane gas grill available for rent – must be cleaned after each use
- Improper use or failure to clean will result in a cleaning fee
- Never use charcoal in the propane grill
- Guests use propane grill at their own risk
- If you're unfamiliar with propane grills, we recommend using the charcoal grill instead
 
Guest Count & Additional Fees:
Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests.
 
Smoking Policy
- No smoking of any kind inside the villa (includes e-cigarettes/vapes)
- Evidence of smoking inside will incur a $500 fee
- Smoking is allowed outside only, with all exterior doors closed
 
Cleanliness & Housekeeping
- Additional cleaning fees apply if the home is left excessively dirty or with excessive garbage
- A starter kit of essentials is provided at check-in:
- Shampoo, conditioner, body wash, lotion, soap
- Coffee, garbage bags, and more
 
Wi-Fi & Connectivity
- Complimentary Wi-Fi is included
- Occasional outages may occur during bad weather or due to service provider issues (rare and out of our control)
 
Security & Safety
- Exterior security cameras are located at the front and back of the home
- Cameras record activity for guest and property safety
- No indoor cameras are present
- Tampering with cameras will result in early termination of the stay with no refund
 
Pool Area Notes
- Pool is cleaned weekly, but debris may occasionally appear (especially after wind)
- A pool skimmer is provided for guest use
- To conserve energy, the AC will shut off if exterior or garage/game room doors are left open for more than 5 minutes
 
Locked Storage
- A locked cabinet in the garage is for owner use only
- Guests have access to ample closet space throughout the home
 
Pet & Service Animal Policies
Pets:
- Dogs or cats under 50 lbs may be allowed with homeowner approval
- Limit: 2 pets per household
- $200 deposit + $39/day per pet
- Must submit vaccination records
- Pets are not allowed on furniture or beds unless you provide protective coverings
- Must be crated when unattended
- Fees apply for damage or excessive shedding
 
Service Dogs (ADA-Compliant Only):
- No fee or increased deposit
- Guest must confirm:
- Is the dog a service animal required due to a disability?
- What task or work has it been trained to perform?
- Will it be left alone in the home at any time?
 
Under ADA:
- Service dogs must remain under control at all times
- They must be leashed, harnessed, or voice-controlled
- Misrepresentation of a service dog is taken seriously and may result in eviction without refund and may be reported to authorities
 
Note: Emotional Support Animals (ESA) are not considered service animals under Airbnb or airline policies. If you have an ESA, please book pet-friendly properties only.
 
"Service Animals" means any animal trained to do work or perform tasks for the benefit of an individual with a disability.
Pets providing emotional support, well being, comfort or companionship are not recognized as service animals under ADA regulations.
 
Guest Requirements
- We require a copy of the driver's license of the person making the reservation
- Provide a list of all guests age 18+
- Submit names of all guests driving to be added to the gated entry list
- Names must match exactly as shown on driver's licenses
 
Access
Available through keyless smart locks entry. Our pool villa is secured with top of the line alarm systems. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house.
 
All smart TVs in all bedrooms and Living room. Minutes away from the new Margaritaville, That offers loads of restaurants and dine in movie theatre as well as a state of the art Water Park and weekends activities such as car shows, flea markets, artisan markets, and free concerts with renowned artists. Also close to 2 wineries and only 30 minutes to Orlando International Airports.
 
Transit
The home has a driveway that can accommodate up to 4 cars or 2 SUVs. This community is conveniently located right off Highway 27 with easy access to I-4, making it a great commuter location. Uber and Lyft are also readily available in the area.
 
Overnight street parking is only allowed with a valid parking pass issued by the HOA. Guests must notify us before check-in if they will need overnight street parking so we can arrange the required pass in advance.
 
Vehicles parked overnight on the street without a valid pass may be towed at the owner’s expense. We are not responsible for any towing fees or related issues.
 
Please note that overnight parking at the Clubhouse is strictly prohibited.
 
Interaction
Our resort perks at the clubhouse includes tennis court, sand volleyball, basketball courts, kids splash pad kids play area, and 2 additional pools, lounge area and a picnic pavilion.
 
Complete with your own hot tub & pool. Complimentary Wifi with speed over 100 mega-bites. Air conditioned Game Room with lots of games to choose from.
 
Neighbourhood
Located in a prime location in the Clermont area, just 5 minutes to I-4 for easy access to all of the major attractions. Close to Champions Gate, Posner Park shopping and Publix Plaza, World Class Golf Courses, and perfectly located within 20-30 minutes of all of the popular parks such as Disney World (19 minutes), Universal (26 minutes), SeaWorld (23 minutes), and Orlando Tree Trek Adventure Park (10 minutes)

Living space
The open living area sets a welcoming tone with a large smart TV streaming Netflix, Disney+, Hulu, HBO Max, Amazon Prime Video, Apple TV, and more. A queen memory foam pullout sofa in the living room adds flexible sleeping space, and the layout flows easily between indoor and outdoor areas. Room-darkening shades, ceiling fans, and central air conditioning keep things comfortable throughout the day.
 
Sleeping arrangements
Four themed bedrooms sleep up to 10 guests across the home. The master king suite offers direct sliding glass door access to the screened patio and pool area, with a ceiling fan and smart TV for in-room comfort. A second king bedroom mirrors that restful setup. Families with younger guests will love the Harry Potter bedroom - complete with a full and twin bed - and the Star Wars room featuring two twin beds. Each space reflects careful attention to décor that brings a little extra wonder to bedtime.
 
Kitchen & dining
The fully equipped kitchen features a GE refrigerator, Whirlpool stainless steel gas stove, stainless steel oven, dishwasher, and microwave alongside a drip coffee maker and Keurig machine, blender, toaster, baking sheet, wine glasses, and all the cookware and basics you need. Granite countertops provide plenty of prep space, and the dining table seats the whole group. When the weather invites it, take meals outside to the shaded patio dining area instead.
 
Game room & entertainment
The air-conditioned game room is a guaranteed crowd-pleaser - pool table, ping pong, air hockey, arcade machines, and life-size games mean there's always something happening between park days. Board games, children's books, and toys for all ages are also on hand, along with a children's playroom and an outdoor playground within the community.
 
Outdoor living
The screened backyard is anchored by a private 16x32 ft heated pool - open year-round, 24 hours - with lounge seating and a shaded outdoor dining area. The private hot tub is available all year and heated, included with your reservation. A charcoal and electric BBQ grill rounds out the outdoor setup, and weekly pool maintenance is taken care of for you.
 
Bathrooms
Two full bathrooms serve the home. The master ensuite features a bidet and a jetted soaking tub - a perfect way to wind down after a long day at the parks. Both bathrooms are stocked with starter toiletries, hot water, and shower gel.
 
Workspace & connectivity
Fast Wi-Fi (259 Mbps) and a dedicated workspace in a private room with a door make it easy to stay connected or catch up on work without interrupting the rest of the group.
 
Location & community
As part of a gated resort community, guests enjoy free resort access including tennis courts, a splash pad, volleyball and basketball courts, a clubhouse, and an outdoor playground. The home also includes a private entrance, free driveway parking for up to four vehicles, and free street parking. Orlando International Airport, local wineries, and all major theme park corridors are within easy reach.
