General Standard, Quality and Equipment of the Cottage:

We have aimed to make the cottage extremely reasonable value for the country loving holiday maker.  It is serviceable and well equipped.  However, it is not luxuriously furnished but rather practical for the family, walkers and those who want to get out and about in this beautiful part of the country.  Many visitors have returned over and over again because of its superb position being quiet and secluded and meeting all the basic needs.  It is not for those who want the latest style, luxury and fashion decor.  It is well equipped on the old tourist board rating qualifying for four keys.

Access & Lower Drive:
There are five bar gates above and below the property but it is the lower gate which opens to a drive where you can park the car.  Next to the lower drive is a barn which can be used to store things like bicycles (on request).  There is also a small gate from the lane with a path which leads down to the front door of the cottage.

Front Garden:
There is a small front garden surrounded by typical Devon banks and beach hedges and with small lawns.  There are two wooden garden chairs and a table for sitting out in this south facing suntrap.

Porch/Conservatory:
Walking down the front path to the front door, there is a small conservatory porch with tiled floor and reclining garden chairs and coffee table.  This is ideal to relax in.  Again, being south facing, even if the weather is average and there may be a wind outside, this makes a cosy open place to sit and relax and read in comfort.

Living Room:
From the conservatory porch, you enter the main door to the living room of this old traditional stone built cottage.  The character of the room is set off by the Inglenook fireplace with wood burning stove which is available from September to May with logs provided at cost.  There is seating made up of a three-piece suite and two easy chairs.  These are cottage style chairs.  This room like every room in the house has a night store heater that can insure a really warm and cosy place to return to after a day out.  There is a colour television and video, and shelves with books and maps of the area as well as scores of brochures for holiday attractions round and about.

Dining Room:
From an old fashioned latch door, you enter the dining room which is long and rather narrow but has a welsh dresser and an oval table to seat six.  On the wall is a laminated map of Exmoor centred on the cottage - ideal for planning your trips out and about in the area.

Kitchen:
At the far end of the dining room is the door to the kitchen which has a large larder, well stocked with china and glasswear.  The kitchen units and drawers have plenty of cutlery and utensils.  There are worktops and a stainless sink and an electric cooker.  In addition there is an electric toaster and kettle as well as a fridge and microwave.

Utility Room & Toilet:
Outside the back door from the kitchen is another covered porch area to a small outside toilet and laundry area.  This houses the washing machine and tumble dryer and a small bench-top freezer.

From the living room again through an old fashioned latch door, there is a fairly steep staircase to the first floor landing. The first bedroom has a double bed and two children's bunk beds as well as wardrobe, chest of drawers and small dressing table.  The second bedroom has twin beds, dressing table, wardrobe and wash basin.  All the beds are supplied with sheets & duvets.  Bedroom photos on photos page.

There is a large heated bathroom with bath and electric shower, toilet, basin, airing cupboard and additional wall heater.

Gardens:
There are gardens on all four sides of the property.  Although the front garden is small, it is sheltered by the hedges all around and if the weather is nice provides a superb spot to sit out or to enjoy lunch outside.  The back garden includes a very small gutter or stream that goes through the property which may dry up in periods of good weather.

The shed across the stream houses two dustbins for domestic refuse.

The back garden is surrounded by high beech hedges which make it a perfectly protected area.  It is about a quarter of an acre of regularly mown grass which provides an extensive safe area for children to play in.
