Description

Villa Isabella is on two levels. From the parking area, the main entrance leads into a large 100 sq m open-plan area consisting of the living room and dining room whose three large French windows lead out to the portico with outdoor living area and the garden in front. On the right, a first hallway leads to a twin bedroom and bathroom with shower; a second hallway leads to the kitchen, guest bathroom and a secondary entrance. To the left of the main entrance is the staircase to the first floor, the billiard room and an additional living room with exit out to the portico. A large sliding glass door connects the kitchen directly to the outdoor dining area under the portico with adjacent mobile barbecue. The first floor is composed of three double bedrooms served by a bathroom with shower, a double bedroom with ensuite bathroom with shower, a double bedroom with ensuite bathroom with tub. Villa Isabella is located within the family farm estate that extends for 110 hectares in the north of Lazio along the Tiber Valley, one of the Italian areas of high wine production, in the territory of Civitella d'Agliano. The estate is characterized by wooded areas, plains and rolling hills on which grow the vines of red and white grapes whose cultivation techniques, which strictly follow the specifications of EU environmental regulations, make the property particularly attentive to the preservation and enhancement of the territory. It is in this context that the park of Villa Isabella lies: 1500 sq m that include olive trees, fruit trees, antique roses (including the varieties Amadis, Akemi and Siren), rosemary, lavender, plumed cockscomb and 800 sq m of lawn leading to the portico with the outdoor living areas and the outdoor dining area with adjacent barbecue. From the portico and the garden in front of it, large packed-earth steps lead to the lower level of the property with the pool which lies amongst the olive trees and is shaded by the adjacent pergola equipped with sofas and armchairs; continuing towards the vineyard that stretches as far as the eye can see we come to the regulation-size cement tennis court. Cypresses, pines, olive trees and a huge cedar of Lebanon guarantee other areas of natural shade. The park of Villa Isabella is completely fenced-in but, being being part of a vast farm estate, it is often visited by squirrels, porcupines, badgers, foxes and the kitten Teo that lives here. An automatic entrance gate and a pedestrian one give access to the driveway paved with local stone, like the 5-car parking area at the end.
